Happy End of January! One month closer to SPRING ! Here are the local housing market reports for our areas. Also, to add: Berks, Mont Co. and Chester Co. houses are spending on average 26-30 days on market AND properties are closing (on average) right at asking price or 2% under ask. Another nugget of info, properties are having to be listed AT an accurate price for location, condition and appearance - this is another change from the covid years, you can't sell crap or next to crap for a crazy price and get multiple offers. IT WILL SIT ON THE MARKET! I am hearing stories of multiple offer situations coming back in different pocket of areas along the 422 corridor between Douglassville (where I live) and down to KOP areas if the property is priced accurately. Lastly! Interest rates have fallen a bit in the last month. If you haven't checked in with your mortgage lender in a few months, I would. If you are thinking of buying or selling, it's always a good idea to get prepared a month or two in advance to set yourself up for the best outcome. I have access to pulling up Coming Soon listings as well (which don't hit the third party real estate sites) to be an added extra step ahead. You wouldn't want to be behind the masses, would you?
